Climbing Land Prices

  According to a recent article in Pattaya Today, land prices in Thailand are continuing to rise and in spite of that “there are more land investment funds and purchasers surveying the Eastern Seaboard now than at any time in the last 25 or more years.”   The article states that since the 2007 financial crisis  “land prices haven’t missed a beat for almost 15 years and all indications are that prices will continue going up!”   We have found this to be true in the Pattaya area. We have many land plots in various sizes for sale and rarely do we see the prices reduced. In fact, as the article states we have seen land prices continue to go up over the last few years., especially land that is reasonably close to the beach.   Even land prices in East Pattaya and the Huay Yai area have gone up as more developers look to build not only new house developments but commercial projects as well. Anyone who has driven by Lake Mabprachan over the past few months can see the commercial development going on out there.   What is keeping land prices moving in an upward direction?   According to the article, “Three Polo Clubs, the Cartoon Network Entertainment park, a huge, 100-rai water park at Silverlake and a queue is forming of the most respected international hotels poised to move in to grace our beachfronts–not to mention two mega high-rise hotel-condominium complex developments scheduled to be built in Na Jomtien–are just a few of the many dynamic local endeavors that ensure a sound future for the Eastern Seaboard.” All of this helps to keep land prices moving up.   The Mark Twain saying, “buy land, their not making any it any more” is definitely true. Available beachfront land in the Pattaya area has almost disappeared and the price of what is available has skyrocketed.   Even beachfront land down to Bang Sarey has been developed heavily and, as in Pattaya, what is available has gone up in price.   This upward trend is expected to continue so if you happen to seriously be in the market for land for your dream home or the next house or condo development you might want to think about buying now before the prices get even higher.   Coastal Real Estate has many land plots available in a wide variety of sizes and prices.  Hello and Happy New Year! We hope you had a happy and safe holiday and wish you all the best in the new year of the rooster.We think 2017 will be a good year in Thailand with many promising infrastructure improvements on the horizon. A recent article in the Bangkok Post discussed some of the projects on the horizon in Thailand this year. According to the article. “Government spokesman Lt Gen Sansern Kaewkamnerd the investment plan will comprise 36 infrastructure projects, covering air, marine and land transportation, worth a total of 895.7 billion baht. “ The projects include double-track railways, electric trains which link suburban areas and urban areas, motorways, ports and airports development. One of these projects is the Pattaya – Hua Hin ferry service which was scheduled for its maiden voyage on January 1st but was rescheduled due to high seas. Lt Gen Sansern added that “once the ferry service begins, it will cut the travel time from Pattaya to Hua Hin and vice versa from 4-5 hours to 1 hour and 45 minutes. Construction Updates

  .page-content a{ color: orange !important; } This week we would like to provide you with some construction updates from projects around the Pattaya area.   The first project we would like to update you on is Aurora Pratumnak.   Aurora Pratumnak is an 8-storey project very close to the beach in Pratumnak.   It has an expected completion date of August 8 2017.   Things are moving along quite well and the Skyline Construction Company Limited and SGS (Thailand) Company Limited are working together to ensure the project moves along on schedule.   The image below is from their most recent update to agents around Pattaya and things are looking good.         Whale Marina   The Whale Marina project is moving along at a really good pace. Alex is kind enough to send us regular updates and as of this writing the construction of the fourth floor is underway and Building C has just been opened for sales.         Whale Marina will be a resort style condo development consisting of 3, 8-storey buildings with a total of 364 units. There are 27 unit styles to choose from. The vast majority of the units will have sea views.   The first floor of the buildings will offer parking and the many Whale Marina facilities including the private boat marina. Other facilities at Whale Marina will include a water sport club, fitness center, 3 communal pools, a restaurant and coffee shop, security a rooftop garden and more.     The Point Pratumnak   The Point Pratumnak is new development in Pratumnak between Pattaya and Jomtien It will be a 15-storey mid-rise building of 119 units the smallest being a 22 square meter studio with the majority of the units offering sea views.   Currently they have completed the 5th floor and are working on the next floor. We are pleased to see the progress being made and Coastal Real Estate is please to be offering condos for sale in The Point.         Sedona Villas 2   One of our favorite housing projects is the Sedona Villas in the Mabprachan/Pong area so we were thrilled when Sedona Villas 2 was announced.   There is a lot of work going on at the moment and we will be happy to discuss these luxurious homes with you. Client's Experience for The Rental Condo in Jomtien

  .page-content a{ color: orange !important; }   This week I would like to talk about an experience a client had while looking for a condo for rent in Jomtien.   I think this is a fairly typical experience and I think anyone who has property to rent in Pattaya be it a house or condo can learn from. It certainly des not apply to all of the property owners out there in the rental business but sadly I think these types of experiences happen a lot.   First a bit of background; the prospective tenant and his girlfriend were looking for a long term lease on condo in the Jomtien area priced from 25 to 35,000 Baht with a size of 70 square meters or larger with one or two bedrooms. A high floor with a view would be nice but was not a requirement.    Now I know what you are thinking, but yes there are condo out there like that, especially in some of the buildings built before the developers in Pattaya thought everyone was comfortable living in a 27 square meter (or smaller) one bedroom condo.   They started by looking at our site and those of some of the other well-known agents in Pattaya and perusing the ads on Baht & Sold then made a list of the properties they wanted to view.   As an aside here, they told us that several times they contact advertisers on Baht & Sold they were told the properties had been rented and then found the same properties relisted at the same price a week later. Clearly a bait and switch tactic that no agency in town should be doing but unfortunately it happens.   Once they had the list of what they wanted to see they started looking at the condos to decide which one to take. They looked at some with us and some with other agents and this is where I want to make my point of this article. Most of them were in bad shape.   I am not talking about falling apart and unlivable, although one did have water coming in from the recent rain, they were just dated and there were things clearly in need or repair or replacement.     Repair and Replace Instead of Reducing   My point is, if your house or condo is empty and has been so for a while maybe it is time to spruce it up a bit instead of reducing the rent to try and attract a tenant. I am not talking about a complete renovation but a fresh coat of paint can go a long way.   Take some time and walk through the unit as if you were a prospective tenant and ask yourself if you would want to live there. Are the appliances old and outdated? Is the television as deep as it is wide? If you are answering yes to these questions maybe it is time you invested some money into making your place more appealing.   There are a lot of condos and houses for rent in the Pattaya area and the competition for tenants is stiff making your place look its best can help put you ahead of the competition.   Invest some money in the unit and it will more than pay for itself with happy, long-term tenants.   Clean the curtains and replace blinds that don’t work, service the air conditioners and test the appliances to be sure they work. Doing this ahead of time makes the place look better and will help avoid calls from the tenant letting you know that something does not work after they have moved in.   If your house or condo looks like it has not been well maintained it will not instill confidence in a tenants mind that you will fix something if it goes wrong.     Satisfied Tenant and Owner   Our client ended up taking a 100+ square meter, one bedroom condo at one of the View Talay Residence buildings in Jomtien.   They asked the owner to put in a washing machine and service the air conditioners, which they agreed to do and the deal was finished. The owner even installed a new ceramic cooktop after the second week because the older one took a long time to heat up. Again, everyone is happy, the current tenant has a new cooktop and the unit will be more appealing to the next prospective tenant when and if the current one leaves.     Conclusion   We know there are a lot of owners out there who don’t want to put any money into repairs or maintaining their house or condo, especially if it has been empty for a while, but it can be well worth the expense to make it more appealing.   So do yourself and your future tenants a favor and update your property if it needs it.   It is money well spent.

Whale Marina Update

Whale Marina Update  There has been a great deal of progress on the Whale Marina condo project in Na Jomtien.The piling for building A was finished on April 11th. Just in time to give everyone a break for Songkran.The progress on Whale Marina will be even faster as the developer has finished construction on Natureza Art and Private Paradise. A workers village is being constructed at the site and things should be moving along quite quickly.A powerful, new generator was installed at the site to supply electricity to the worker's village and to the construction site for power tools and the electric crane. The foundation piles for the crane are in the ground at this time.  The sea wall construction around the perimeter of the site continues and is now 90% completed. The foundation part of construction usually is the slowest and most time consuming part of the project.Overall, the construction progress is going as planned and now that the electricity is connected to the site, work is going to pick up speed.  Whale Marina sales have been brisk and here is a breakdown of the percentage sold in each building.Building A - 103 out of 147 units sold - 70%Building B - 52 out of 126 units sold - 41%Building C - 0 out of 92 units sold - NOT OPEN FOR SALE YETThere are still plenty of great units available and many have sea and pool views.In case you are not familiar with the project Whale Marina is a new condo project in Na Jomtien. The project was launched in 2015 amid much fanfare and progress has continued at a steady pace. Whale Marina has already garnered EIA approval and the project has been authorised by the Thai Marina Department.Whale Marina will be a resort style condo development consisting of 3, 8-storey buildings with a total of 364 units. There are 27 unit styles to choose from. The vast majority of the units will have sea views.The first floor of the buildings will offer parking and the Whale Marina facilities including the private boat marina. Other facilities at Whale Marina will include a water sport club, fitness center, 3 communal pools, a restaurant and coffee shop, security a rooftop garden and more.The Water Sports Club at Whale Marina is designed to offer a choice of water sport activities to its residents by trained and certified professionals. Residents who enjoy water sports, will be able to go deep-sea fishing, diving, jet skiing, water skiing and a myriad of other activities. Trips to nearby islands will also be offered from the private marina.  Whale Marina will share the canal in the Tonhaad Lagoon with other marine themed residences such as View Talay Marina and the Jomtien Yacht Club.To accommodate the larger boats expected at the Whale Marina the Pattaya City Municipality and the Thai Marine Department have been dredging in the lagoon.The developers of Whale Marina chose its location based on several factors including the position it will command on the canal, the project’s proximity to the beach, accessibility of Sukhumvit and other main traffic arteries, restaurants, shopping and entertainment were all very important considerations.The project is also close to many of the tourist attractions in the Pattaya and Jomtien area such as Nong Nooch Gardens, Cartoon Network Water Park, the Pattaya Floating Market, Underwater World Pattaya and the Phoenix Gold Golf Club.  Whale Marina is in close proximity to many fine restaurants such as The Glass House and the Bacco Beach Italian Restaurant, which are only a few hundred meters from the development, in addition to many other smaller, casual restaurants in the area.There are a total of 27 different floor plans available in Whale Marina. The developer is confident that offering many different plans will help the units retain their value and will not compete with a large number of same type units in the same building. This is an exciting change from the usual three floor plans for 800 units in some of the more recent projects in the area.The developer also prides itself on the quality of construction and interior finish of their previous projects and the Whale Marina will be no exception. Each unit will be beautifully crafted with high quality materials and finish.  Unit sizes will start at 29.13 square meters (Building B) and continue up with the largest units being offered in Building A.
